Marketing: We market our properties on over 100 different websites including Zillow, Trulia, Craigslist, GoogleBase, YahooBase, HotPads, OLX.com, Rentals.com, Rent.com, Vast, Ebay Classifieds and many more!
Showings: We show daily. Flexible for interested tenant prospects ensuring your property is exposed to the entire rental pool. Properties Plus believes Sundays should be reserved as a personal day; except for emergencies of course.
Resident Screenings: We perform credit, previous rental, employment verification on each prospective renter using cutting-edge tenant screening software. Owners can rest easy knowing that their residents have passed our rigorous requirements. Residents feel secure knowing the process is streamlined, fair, and timely. Finally, residents are subject to a criminal background check prior to lease execution.
Leasing and Resident Placement: We draft the new lease, obtain signatures from the new residents, and coordinate the move-in with the new residents. Our owners have Peace of Mind knowing their investment is producing income.
Rent Collection: We handle ALL rent collection, notice postings, and assist in coordination of eviction proceedings. Our #1 job is to secure and collect rent to maximize your income and cash flow. We provide residents the ability to pay rent online or by CASH or check. Properties Plus works tirelessly to get your rent collected.
Periodic Walk-Throughs: Our Maintenance Techs conduct a FREE walk-through at the property prior to resident occupancy. This Pre-Lease Walk through is documented with photos and completion of our Pre-Lease Walk Through Form. At lease end, another FREE Post-Lease Walk Through is completed with detailed photos and our Post-Lease Walk Through Form. These FREE walk throughs will be used to determine a resident’s security deposit return that must be completed within 60-days of lease end.
Properties Plus HIGHLY recommends an owner requested walk through every 6-months during lease tenancy. These owner requested walkthroughs are conducted by our Maintenance Techs at a minimum cost of $60 and are a necessary cost to ensure property condition and lease term compliance. These owner requested walk throughs have saved our owners thousands in future repairs. It’s well worth the minimum $60 investment to protect the overall viability of your asset.
Evictions: We make the eviction process easier for you. Your resident will deal with us directly, a professional property management firm, and will not be privy to your personal information. Your personal information is safe with us. The eviction process begins with service of a 3-day Notice of Demand for rent collection. If the resident chooses not to comply with the terms of the lease we coordinate the entire eviction process. Properties Plus has partnered with a Landlord-Tenant lawyer in town to provide legal services at a reasonable cost. We have a No Nonsense Policy when it comes to rent collection.
Maintenance: We coordinate ALL maintenance. Properties Plus has a dedicated maintenance arm fully staffed to handle all maintenance calls through our professionally trained Contact Center from 9-5 Monday-Friday. Complete emergency call coverage after hours and on weekends. Maintenance is inevitable with investment properties, but we strive to make it as affordable and reasonable as possible for owners without sacrificing quality craftsmanship. Our internet based owner portals will give you real time access to all invoices and checklists performed on your property.
Bookkeeping: We prepare all financial reporting. We issue a 1099 and financial summary of all income and expenses on your property annually. You will be provided direct access to your dedicated owner portal to stay in tune with monthly disbursement statements, maintenance invoices, and year-end reports. In addition, your portal allows you to make owner contributions for larger maintenance expenditures online so we can attend to your property in a timely fashion. We give you the tools to efficiently and effectively manage your asset financially.
